Difference between draft eKhata and final eKhata

Currently BBMP is issuing two kinds of eKhatas i.e. draft eKhata and final eKhata. The draft eKhatas are prepared using the existing BBMP Property Tax Register. The final eKhatas are issued after the property owners submit the following documents online. The BBMP already published the list of draft eKhatas on its website. The details can be verified here.

  • Registered Deed
  • eKYC based on Aadhar of the owner
  • SAS Property Tax Application Number
  • Property Photo
  • Documents to prove A-Khata.
  • Encumbrance Certificate (if immediate sale/transfer is planned)

A Khata holders are being issued A eKhata while B Khata holders are being issued bEkhata. This eKhata is mandatory for all kinds of property related transactions now.

The BBMP has made available the property documents online for the verification purpose by the owners. The owners can search their property details by clicking here.

Details required to search property

After visiting the website one needs to fill in the details including district (Bengaluru urban), Urban Local Body (BBMP), Property number, etc.

How to check the eKhata status?

Once all the documents are submitted online, BBMP issues this ten digit unique eKhata within 48 hours. If someone files objections, there will be a delay for the verification. The status of the eKhat can be verified here. If any discrepancies or queries the local Assistant Revenue Officer (ARO) can be contacted. Details of zonal ARO contact details are available here.

The list of zone level ARO offices is available here

How to apply for eKhatas in other cities?

eKhata drive has been launched in all the cities of Karnataka. The local urban bodies are given the responsibility of issuing eKhatas. However, in these cities, there is no online system to apply for eKhata. Instead one needs to visit the concerned corporations to apply for the eKhata. After submitting the documents including Written application, Recent Encumbrance Certificate (EC), Property documents and registration letters, Title deeds, Property Tax paid receipts, Water bill and electricity bill payment receipts,  Photo of the property/ house,  Photograph(s) of Khata holder(s), ID Proof: PAN Card, Voter ID, Passport or Driving Licence, Property Sketches: Showing location and measurements (plan), Completion Report (CR), one can apply for the eKhata.

The property owners need to pay the tax arrears to get their eKhatas.

The application format is available  here
