What does e khata mean?
‘Khata’ means a vital document that reveals that one is the legal owner of one’s property needed for real estate transactions. It will carry details of the property owner’s name, location, size, area, built-up area and other information regarding the property. An e khata is an electronic version of the same information.
Trial launch of the e khata online issuance system
The BBMP tested its contactless, faceless, and e khata online issuance system on Tuesday, October 1st, 2024. Its goal was to enhance convenience and ensure transparency in property documentation. The trail launch will help BBMP garner feedback, identify problems, and bring about further rectification and refinement of the system.
How does the e khata online issuance system work?
The e khata online issuance system makes it easy for property owners throughout Bangalore to access their draft e khata seamlessly. This is done to curtail endless visits to the BBMP offices to ensure errorless information owing to manual entering for the most accuracy. Furthermore, if there are discrepancies in the draft e khata, people can raise objections within seven days. The filed objections will be reviewed and resolved by the jurisdictional ARO. With the completion of the objection period with no objections filed, the final e khata will be issued.

Documents to be submitted to get the e khata online
The necessary documents required to finalise and obtain the e khata, people need to submit their Aadhaar card eKYC, a photo of the property, registered deed of the property, GPS coordinates of the property and an encumbrance certificate, which dates back to April 1st, 2004. Other necessary documents required for the process include self-assessment scheme property tax or application number and Bescom electricity meter number etc.
Whom should we meet if one doesn’t possess any of the necessary documents?
Furthermore, people without any of the necessary documents can still get their final e khata by visiting the jurisdictional assistant revenue officer (ARO) for manual processing.
Step by step process to get the E Khata yourself
The e khata online issuance system will aid people in gaining their property-related documents smoothly without much dependence on intermediaries. Here is the step by step process to obtain the final e khata yourself.
- Visit www.bbmpeAasthi.karnataka.gov.in
- Log in with your phone number and OTP
- Get the draft e khata by submitting any of your property details, which includes owner’s name, SAS application number or the address of the property.
- To obtain the final e khata provide the sale deed or registered deed number, which eAsthi gets electronically from the software, Kaveri.
- Also, provide EC numbers from 1st April 2004 till date.
- Enter the ten digit property tax application number.
- Complete eKYC of owners.
- Enter the ten digit AC number that is provided in Bescom bill.
- Provide the GPS of property and property photo.
- Upload the other necessary documents for A khata (people can declare that they do not have it and still obtain the final e khata)
- After the verification of the documents by the software, automatically final e khata will be issued.
