Khata mutation was a cumbersome process all these years in BBMP. But henceforth if your e-Khata is dispute free, you will get it effortlessly online. Here’s how you can get your Aadhaar linked e-Khata mutation without much delay.

What is mutation?

e-Khata is a property record, which is stored with the BBMP. Mutation is the process of updating government land records to reflect a change in ownership, such as after a property sale, inheritance, or transfer. It officially transfers the land’s ownership to the new owner’s name in the records. It will confirm the land ownership which is key for paying taxes, selling of the property or constructing new buildings and to get various government facilities like water, electricity, etc.

What is Aadhaar Based Automatic e-Khata Mutation in BBMP?

With the goal of ensuring Bengaluru citizens get their e-Khata mutation of their land/ sites at the earliest, the BBMP launched Aadhar based automatic e-Khata mutation. Through this automatic mutations have been enabled.

Step by step guide to get your e-Khata mutation

The BBMP now activated an online link to get your e-Khata mutation online.

From there, you migrate to this link
Once the page is opened click on the “eKhata Automatic Mutations – Get Your Mutation” link under “Important Instructions. Here, you can search for your pending e-Khata mutation based on the ePID number of the e-Khata.
Next do Seller/Giver Aadhaar and Purchaser/Receiver Aadhaar eKYC authentication. If the Seller/Giver Aadhaar matches with the eKhata owner seeded Aadhaar; the undisputed mutation will be automatically approved after a 7-days objection period.

Disputed cases if any will be heard and disposed of by an authorized BBMP officer.
